Sophia can work with you in a variety of ways to help stage your home. Her services range from a stand-alone in-home consultation to a comprehensive home staging package including shopping for new furniture and accessories.

Stand-alone Staging Consultation

This is the perfect option for the do-it-yourself homeowner. When you first contact us, Sophia will discuss your house and your needs with you and you can then schedule a Staging Consultation. Depending on the state and size of your home the Consultation will take two to three hours. Sophia shall discuss the total cost of this consultation with you during this initial conversation. The fee will depend on the number of rooms in your house and several other factors. The minimum cost for an in-house consultation of up to two hours is 120 euros.

If your house is already listed Sophia will contact the relevant agents before the Consultation to get as much target market information and viewer feedback as possible, and will research the area and any similar houses for sale.

Many clients find the idea of a stranger coming to their house intimidating, but fear not! Sophia does not come to judge you, your house or your family! Instead she'll take the stress out of the selling process and at the end of the Consultation you will have a detailed Action Plan. You can then decide to either implement all action points yourself or have Sophia do all or some of them for you. From enhancing curb appeal and creating a great first impression to improving traffic flow and highlighting positive features, Sophia will evaluate and address every opportunity to improve the market appeal of your property. She will work as much as possible with your existing furniture and may recommend adding a few new accessories and possibly some other items. If one or more rooms need repainting Sophia also will provide on-the-spot colour advice.

Additional Staging

It is entirely up to you to decide how much or how little of the Action Plan you want Sophia to implement. This way you maintain in full control of the situation! The additional steps that we could help you with include:

• arranging and supervising the packing up and storing of belongings;
• decluttering;
• arranging cleaners, gardeners or any other help you might need;
• rearranging furniture and adding or rehanging appropriate artwork;
• shopping for new accessories, bedding, towels and other recommended items;
• referrals to tradesmen and artisans for painting or repairs;
• advice on flower arrangements and other "finishing touches" that make all the difference;
• reviewing and revising your listing with the estate agents; and
• making new photos after the home staging is completed.

This additional work would be carried out on the basis of an hourly fee discussed and agreed with you in advance.

Virtual (at a distance) Staging

Maybe you're outside our service area but would still want to prepare your home for sale. If you can't find a suitable Home Stager in your area, then this option is ideal for you.

A Virtual Consultation will be conducted by reviewing photographs and a description of your property sent by you via email. Following the review and assessment, Sophia will email a report to you that will set out her recommendations on:

• general changes and improvements to be made;
• colour palettes
• furniture, accessories and artwork to be removed or added, and
• specific instructions on how the rooms should be arranged.

The Report will be followed up by a telephone call to discuss any questions you may have. If you require further coaching then this can be arranged as well, either by email or by phone, whatever is most convenient for you.

The cost of a Virtual Consultation will also depend on the size of your home and the number of rooms.
